Regardless of what type of permanent roof you decide to go with, you can expect it to last a very long time. Metal, Slate, and Tile roofs all come with a minimum 75 year warranty, and often the warranties cover 100 or more years. Some slate shingles will even last up to 200 year–which in most cases will be longer than the useful life of the home itself.
When comparing roofing warranties, make sure you read the fine print and understand the details. Many asphalt roofs that carry impressive sounding 25 or 30 year warranties are actually only warranted for 5 to 7 years under regular conditions. Permanent roofs are guaranteed to last 75 to 100 year–with very few or zero conditions. Again, make sure you request a detailed explanation of any roofing warranty you are considering.

It is important to determine if roof shingle damage is from the hail storm or regular wear and aging of the asphalt roof shingles. Frequent inspection of the roof and shingles is a great way to prevent small problems form turning into leaks and also gives you a base to compare with if you encounter a hail storm. Immediate inspection after a storm is the best way to gather information and pictures of damaged roofing shingles. Checking your gutters after a hail storm for granules from the shingles is another important way distinguish between regular roof wear and hail damage. If the gutters were free of shingle granules before the storm and have granules after the storm, then your roof was almost certainly damaged by the hail storm.
Regular asphalt roofing shingles show usual wear and tear as small bald spots over time and have a scoured look. Other forms of roof wear not caused by hail are heat blisters and cracking. Heat blisters can be easily distinguished by a raised bubble-like appearance. In contrast, hail damage may show a dent or small depression in the shingle material. There is usually no cracking in the exposed area on the roof shingle where the granules are worn off if the damage is from hailstones and inspected shortly after a hail storm.
